I received an email from an AMC with the following:
The subject order inquiry has been sent to you to determine your work availability. This is a FHA Re-inspection 1004D
The original appraiser became ill and cannot complete this re-inspection.
REQUIRED REPAIR: Scrape, prime and paint any chipping/peeling exterior siding and trim. Install a garage door where tarp is currently.
Please advise your fee and inspection date.
At first it did not seem out of line as I have been on the other end, being an appraiser who was hospitalized for a month and was unable to complete a compliance inspection. I told them I could get it done the next day due to having a cancellation. They wrote back and said please proceed. I wrote back and told them I needed the original report with pictures and to have original appraisers name and effective date of report for UAD 1004D. I also needed the contact number to make sure the work was done. I get the report and it is from 2011 and there are interior and exterior repairs needed. I contact the AMC and said this can't be the right appraisal. They said they will look into it. I then get the following response:
In talking with management, they advised that this property is a reverse mortgage close out. The client is trying to close out the loan. Management advised that you should inspect per the instructions. If you see anything else that may need repair, simply note that, "while inspecting ..... was observed." The only items that the client needs to close out are the items listed on their instructions. Hopefully, this gives you the comfort level to proceed.
My response was no thanks. You misrepresented the assignment.
Anyone else ever had something like this?
