Any thoughts on completing a new build draw inspection on a lender produced form that you have to sign? I have always used the 1004D for inspections/draws before. Not sure I like the idea of signing something without certifications, etc.

Thanks for any feedback you can give me.

I only use a 1004D for certifying everything is complete, never for a simple draw inspection. Typically I use a lender supplied form or a simple letter for a draw inspection.

Thanks for the reply Couch. All our clients order the 1004D for draws. I just check 'No" the items stated in original appraisal are not complete and list what is and is not completed with pics. This is a first with the bank form.

I take it everyone who has viewed this post agrees with Couch or maybe you don't do draw inspections.

Lender checklist or self-generated checklist for draw inspections. No certification. Pics as necessary. Thank you sir, may I have another.

You are doing consulting work, not appraisal work. The forms are meaningless. Use whatever you want to use. Wait until the last for the 1004D.

I have used the form from Wintotal "Custom Construction Disbursement Inspection Report". I have done several for different lenders and never had a question about the form.
