If we are talking about a finished attic, we're talking about GLA.
In order to have GLA you have to meet the physical arithmetic guidelines I set forth above, and in order to be GLA it has to be habitable space, i.e., heated (possibly cooled) and electrified and have finished wall and ceiling surfaces. Ventilation is required too, such as windows. A bathroom or bedroom per se is not required. In any case, the latter would show up in the "Above Grade Room Count GLA."
Dealing with finished or unfinished attic space in the empty grid lines below the Basement & Finished Rooms Below Grade grid lines of a 2055 complicates your report -- which is something that you want to avoid at all costs at all times in every case for the rest of your natural lifetime!
Get to the issue as to whether it is GLA or it isn't. Then fill in a tiny bit of narrative -- THEN move on. You're a professional appraiser. Do not dwell on the small stuff: Show that you are alert by mentioning it, then write a tidbit of narrative which dismisses it.
Now go back and figure out how to tweak for the finished or unfinished attic in the Design and Appeal line, if you think it's necessary: "1.5-FinExp," "1.5-UnfinExp," "1.0-Story." And don't be afraid to mix the 1.0 and 1.5 styles IF YOU HAVE TO/WANT TO. Figuring adjustments ought not to be too hard. But I'd be very reluctant to put anything reminiscent of GLA below the GLA square footage line section. The UW [reader] has moved on from GLA issues whence starting to read about basement areas and backyard fencing and pool and decks.
