I understand that a manufactured home has tags and mfg data plate and is reported on a 1004C form. Is a modular built home considered a manufactured home in the same sense as a "mobile home"?

No, two different animals. Manufactured home with data plates is built under the HUD code for manufactured homes. A true modular is built under the local code and inspected by local inspectors. Many real estate agents call the super upgraded manufactured a "modular" hoping to avoid the stigman of mobile home. One of them will get sued for this someday and NAR might issue an advisory of some kind.
 
In Wisconsin some Modulars will have data plates on them as well, but they are not built to HUD Code, built to some other standard.

Take the AI course and join your states MFG Home Association. Will give you a lot of on going data.

The modulars in my market are impossible to differentiate from the site built homes (except they are better built). Sometimes there will be a sticker on the electric panel, or inside a kitchen cabinet that identifies the manufacturer and the building code the home was built to.

Mobile home = No loans available except Seller Financing or an in house bank loan. Use 1004 and a ton of disclosures. Home is either older than 1976, has no id plates, and generally a steel undercarriage.

Manufactured home = Limited mortgage options, typically associated with a HUD loan. Use 1004c and half a ton of disclosures. Factory built home built after 1976 to HUD code, id plates are either present or will be obtained by owner/lender as a condition of closing the loan, typically has steel under carriage. Weight of home carried by steel beams which run the length of the home and are located two to four feet from the outside edge of the longest walls of the home.

Modular = Same financing options as a site built home. Use 1004 and standard weight disclosures. No id plates, looks like a site built, typically has same floor framing system as a site built home. Weight of home carried on perimeter.

Was it built off site and brought to its current location in sections? Modular

I always thought modular and manufactuired were the same thing....and I am really smart :rof:.......so I guess your question isn't so dumb after all.

Or maybe they have diferent names based on your region?
 
Nate, don't count on it having multiple sections. I live in a 24' wide modular that came to the site in one section. The floor joists are ONE piece 2x12x24 lumber, not TJI's or trusses. I have no idea where they bought those boards but there isn't a knot or blemish anywhere other that the mud stains above where the tires were when they brought it to the site.
