Duplex On A URAR 1004

I'm glad it worked out for you, I have a similar broker client who is not affraid to ask for the moon on occaision, but does not hold it against you when you tell them straight forward you can not do it. I do not hold him in contempt for asking, but it can get quite frustrating because I want to help him out.

Its kind of like having a friend that is a Bad Boy/Girl, you really like them and want to do things together, but you kind of dread when they call because you know their is a chance you will be asked to do something you are not comfortable with.

I am in California so I am not sure if this is even mater in your situation.
If it has been legally converted to a duplex / triplex /etc..
The only way I have ever seen it done 1004 vs. 1025 is if the loan is done through FHA. They want everything on 1004’s
Other than that perhaps if it is done as a subject to, or stated all over the place that this report is done as some sort of estimated / approximated value if the subject property was to be converted to a SFR. As per request of the client and will be pursuant to but not held to USPAP standards. This report is for the sole use of the client and not to be used for any type of banking transaction. This report is conversion back to a SFR.

Even this might not get you free, if a problem were to come up.
I would say no fee is worth risking my license and lively hood; I would insist on the proper form or not just turn it down.
