Effective date vs inspection date

When you are completing a retrospective appraisal how do you fill out
the bottom of page 2 of the 1004? It states that the effective date is the date of inspection. In the appraisal I am doing the effective date is 2 years prior to the inspection.

You probably shouldn't use a 1004. Talk to your Software Provider regarding removing that comment. Edit the form post appraisal, in a PDF software. Write a narrative.

Or if you want to be lazy and "maybe" on USPAP compliance, simply put the 2 year prior effective date where it says the effective date and put in the addendum what's up.

Is this an appraisal for lending purposes? If not, a 1004 is not the form you want to use. It was suggested by some you could put two dates, XX/XX/XX, and YY/YY/YY in the blank, but I don't think it fits the intent of the form in spite of the fact it works from a gramatical perspective.

Look through your software. Look for general purpose forms. Or just write a narrative! It's not that hard, really.
 
I would use a general purpose form, or the AI Reports forms.
 
I appreciate the answers and the speed as well! I use ACI, any idea what their general purpose form is called? I checked out the AI form, thanks.

I use SFREP (Appraise It) and only convert in Lighthouse, which is an ACI Program (the only ACI program?). Again, I suggest a narrative. Perhaps someone more familiar with an ACI program can help you though.
 
In ACI the General Purpose form is called GPAR. You will need to include the scope of work for this assignment and the definition of market value in the GPAR Conditions and Certifications section. If you need help with that send me a private message.

I use narrative and it states the date of inspection and the date of valuation (appraisal) as well as the date of report. In a retrospective report they all would be different normally.
