and just north (ocala) all those amenities (save perhaps floor heat-heat? what's that? lol) would indeed contribute to the value. It doesn't appear to have true commercial appeal, but in an equestrian community those items will add value. I'd look to see if there are some sales there were flipped post addition of one or more of those items, and failing that just try to get cost info and then find the closest parallel structures (large workshops, etc.) and do a cost versus contribution analysis. In other words, do your best!
In about a month I will have a matched pair for you but the properties are about an hour north of Ocala.

As to the horse values, grain prices has some to do with the lower prices but the no horse slaughter deal is a tragic blow to agricultual enterprises in this country.:new_2gunsfiring_v1:

We're talking about horse properties, not mule properties.

Not that much different than others than for size. Specialized ameninties are not worth much because they are typically only valuable to that owner.

the return on cost depends a lot on where it is-in an equestrian community, probably far more than in a mobile home park, for instance....

I would suggest hitting your local feed or tack stores and picking up one from each of the stacks of publications they offer. You really want the following (as well as a few others maybe): Northwest Horse Trader, NW Horse Source, Cascade Horseman, and Horses Inc. ALL of this publications will have advertisements for properties in the Pacific Northwest that will be horsey-type properties, realtors that specialize in horse properties, and the like. Granted, these are listings, but its a valuable resource and might put you on the right path to the comparable sales data you need.

Horses are alive and well in the Pacific NW and property assets with equestrian interests can be valuable. It all depends on your market....
