you're kidding right?

First. .just like previous post. .it would the protestor meeting you at the Walmart entrance explaning to you why you should buy from the local owned store and pay more for your Cherios.

Second. . . . whose standard? Many posters on this forum are trainees or have only appraisd a few years. "Union thinking" goes both ways. You don't like the guy that offers apprasials for half your fee. So let's unionize! Now the guy who is the Certifid general and has been appraising 20 years will have the opportunity to join the newbies at a common fee.

Union pricing slices both ways. it also means that the guy with years of experience cannot charge more than the guy that just got his license.

For those of you that are protesting. . . and have only recently come in to the field. . .are you demanding the same fees BOTH WAYS?

Note I did not say I was not sarcastic. I consider myself to be in pretty good company around here in that regard. I also did not say I did not deserve to get my hand slapped. The known slapper was very professional about it. And, from what I can tell, others got their hands slapped also, so my sense of fairness was not offended. Now the unknown slapper...well, thanks, that thread was taking up too much of my time anyhow.

Never said anything about the cost of an Appraisal or even doing an Appraisal. Just explain the process & what happens when the process is done correctly. I have some folks interviewing with lawyers as I write this. they had no idea that at least 2 or more Appraisals were done on the home to get to the List Price. Caution USPAP Guru's Take the page about cofidentiality & use it to wipe. cause I gave them the Preamble page, that out weighs the Confidenciality page . Cause my Appraisal wasn't used, cause it was 40,000 under Sales contract. Copy of the complete file was sold to the buyer for $2,000.
 
I'd have to agree with you Couch and Dean, but I'm not speaking to the "skippies" or the unscrupulous. They'll find work in the government some day, I'm sure of it. And with our current candidates, you can bet the government sector will be burgeoning.

I'm speaking to those of us who pride ourselves on our work, put in a little extra (sometimes without the additional charge) to be sure we've protected consumer and industry professional's confidence. I'm speaking to those who went into the appraisal side of real estate because of the autonomy and the respect given to those who act professionally and don't need a "big brother" or "babysitting" group to watch over their work ethic.

Whatever happened to individual liberty and our right to self-determination? How about free enterprise and free trade? Do we let the "bad apples" spoil OUR STANDARD OF LIVING AND WORKING??? I think not!! Who'll join me in this fight for our right to be a truly INDEPENDENT fee appraiser? It's our license, our risk, our integrity and respect on the line. You think that's idealistic? Then why did you get into this area of the industry? If we want respect for a job well done, we'll have to fight for it against all those we turned a blind eye to while we were making all our millions...HA! We're typically the most under-paid in the transaction and you all know the #'s so I don't have to explain this. BUT, we take on a lion's share of the risk and responsibility. So, you're right Couch, we've been dealt a bad rap and our reputation is preceding us, but not because of the majority I hope. And chiding about it will not, in the long run, be constructive. I'd like to hear constructive ideas...I like a good laugh, too...but, this is our livelihood at stake and many of us like what we do and would like to see a bright future for the independent fee appraiser. So, any ideas guys? Chiding aside, any constructive ideas about what we can do to unify our peers and change the public and industry perception that we've inherited?
