Excess Land?

I wouldn't worry about it being excess land for purposes of FHA. For one thing, since you're doing a HBU analysis as improved, the size of the improvements would likely support an opinion that further subdividing the lot is not called for. For another, since the property is in a flood plain, development might be expensive to mitigate each building site and infrastructure (roads, drives, etc) and the excess is probably not readily marketable.
 
The Zoning Is 6000 Sf Minimum.. It Can Be Anything Aove 6000 Sf.
I T Has Public Water And Sewer And County Records Shows It As One 5.29 Acre Lot With A 6000 Sf House And Pool. The Property Is Located In A Fold Plain.
As Far As Additional Lots Above, Legal Description Shows The Full 5.29 Acres As One. No Additional Lots.

Clarify for me: the minimum size of a site must be 6000 SF...or, the minimum GLA of the house must be 6000 SF?
 
Leeland , the minimum site size is 6000 sf , also the property is located in south florida where just about everything is in a flood plain, additionally the property is surrounded by developer new construction, much smaller single family homes aprox. 6000 to 9000 sf lots. the subject has become obsolete in its neighborhood, in the past 10 + years there where similar properties whithin the subjects immediate neighborhood. Greg everything around the subject is new construction with no concern about flood plain, as I said evrything else is in a flood plain down here. I have a big 5+ acre lot with a beutifull home on it and no comps, their are large similar properties within a mile but the largest has an 18,000 sf lot , the average is about 12,000 sf for those big homes.
Please let me know if you need more info for you'r opinions.
