Don't ask me! I was just reporting what the requirements are.

240 points/2000 hours = pretty close to 8 hours for a s/f report
(ok, I know you will want to be more precise so it is 8.33 hours per s/f to equal 2000 hours)
 
Registered Appraiser is 75 hours appraisal education and training, incuding 15 hours of standards and ethics. It's a nice looking blue license that isn't worth a grain of sand unless you find a mentor.

Licensed Appraiser is 90 hours of appraisal education including 15 hours of ethics and standards, two years or 2,500 hours of appraisal experience and passing a level A licensing exam.

Certified Residential Appraiser is 120 hours of appraisal education (15 hours of standards and ethics), mandatory 2 years working experience, a minimum of 2,500 hours logged and passing Level B examination.

Many appraisers choose to skip the Licensed appraiser level because the better lenders won't accept your work until you are certified. I was told that the appraisal board figures that a standard 1004 averages around 8 hours, but my former employer may have mislead me a bit on that. By the time I had in my two years mandatory experience and passed my certified residential level exam my log came in at close to 4,000 hours.
 
California Code of Regulations:

"3541. Minimum Experience Requirements

(a) To meet the minimum experience requirements, applicants for certified general shall have a minimum of 3,000 hours of real property appraisal experience obtained continuously over a period of not less than 30 months in one or more of the categories listed in Section 3542. Of the 3,000 hours, certified general applicants must have a minimum 1,500 hours of non-residential appraisal experience in one or more of the categories listed in Section 3542.

(B) To meet the minimum experience requirements, applicants for certified residential shall have a minimum of 2,500 hours of real property appraisal experience obtained continuously over a period of not less than 30 months in one or more of the categories listed in Section 3542.

© To meet the minimum experience requirements, applicants applying to be a state licensed real estate appraiser shall have 2,000 hours of real estate appraisal experience in one or more of the categories listed in Section 3542."



Education requirements are based on the AQB recommendations. In California, the following apply:

Appraiser Trainee: 75 hours (specified) basic appraisal hours plus 15 hours of USPAP. Total of 90 hours.

Residential Licensed: Total of 90 hours (same as above)

Residential Certified: Total of 120 hours

Certified General: Total of 180 hours

Here in Wisc, ya gotta have 90 hours (15 USPAP) plus 500 hours experience for licensed appraiser.

Licensed Residential appraiser, 120 hours, 2500 hours experience plus 2 years.

Certified General-180 hours, 3000 experience, min 30 months appraising.

Lots of fun, lots of schooling, lots of time.
