Extra Digit On Apn

We get the same requests on occasion here in California. In this state, as in yours, the last digit (which can be from -0 to -9) is PURELY for assessment purposes and has nothing to do with parcel identification.

However, that being said - we have found that if it shows up on the title report - it is a major problem for us NOT to add it to the APN on the URAR. The phone calls just never end..! So, in the interest of expediency, we add the extra number, BUT we also make the comment that it is not part of the APN and is only being added at the insistence of the underwriter (or whoever). Since it has no effect on value or the rest of our appraisal in any way, we so no problem with putting it in so they can get the loan funded.

Yes, I received a couple of calls requesting that extra digit too. When I called the County Assessor, they told me it was a "tax bill digit" :blink: and only used by the treasurers office and on tax bills. The lender actually did not ask me to change my report after my limited explanation.

I noticed on the Maricopa Count web sites that the check digit shows up on the tax bill but not on the assessor's data on the internet. If you get a printout from the assessor's office in the county's where the Department of Revenue provides the computer information services there are words or initials under each digit.

for example a Property Status Inquiry from Greenlee County I am looking at now:

06 underneath is CO (I am surprised that those lenders asking for the check digit don't insist on the co number too!!)

300 underneath is BK (Book)

33 underneath is MP (Map)

006 underneath is PAR (Parcel)

A underneath is S (Split)

2 underneath is C (Check Digit)

The county numbers were assigned back in 1964 in alphabetical number order, except for La Paz, it didn't become a county until 1983 so it is out of sequence with number 15. Maricopa is 08 and Pima is 11.

Thanks! Great explanation.

If I might add to this subject, PLEASE- everyone- just put the full number on your reports (without that stupid check digit) and DO include all the darn zeros and include the dashes. The number is the number and one could not check it out without the number and the format.

The zeros do mean something but mostly, if we want to check transfers and cannot find the property in a data base because the address is slightly different, the APN is critical.

If you get a request from a UW just print out the assessor's data and fax it- better yet, scan right into your report. If it is in there, just ignore the fool request and tell them what you have is the correct number, as evidenced by the included property record card, and refer them back to the title company who clearly has no clue.

I get the same condition all the time.

It turns out that that extra digit means the property taxes are paid through impounds.
