Facebook was invented to provide white trash appraisers with an internet forum. I’ve been busy lately, mostly using the other licenses. I had a difficult assignment on a landlocked property and was desperate and had to use the search features. I came here and found the answers I was seeking in an old thread, the Boyds, Rex, JSmith/Roger et al made some high quality posts on the subject. Over in facebook land, not so much. Mostly nonsense with group hugs, woke Kumbaya and atrocious spelling, grammar and syntax. On one gem post over there some bozo posted that for a 2055 exterior assignment if there is no MLS data, his mentor told him to just check the “C4” condition and all would be okay. Somehow I don’t think Henry Harrison was his mentor. White trash brilliance in a white trash internet forum. I recently had a listing for a billionaire’s second home. He was in Forbes magazine on their list. I was not able to sell it, but he decided to keep it and pull it off the market. He was kind enough to give me 3 referrals and wrote a nice check for my time involved. Unfortunately, the appraisal referrals were all expensive commercial properties so I had to partner up with a buddy who has initials after his name. He’s brilliant, a whiz with discount cash flow, slide rule calculations and can crank out CYA boiler plate verbiage by the box car. Also get to hunt on his place any time I want. Facebook appraisal forums should be banned, there is nothing there but nonsense posted by angry, stoned miscreants. If you want quality answers to appraisal riddles, it’s best to come here and pay attention to the unvaxed geezers with MAGA hats.
