Facebook was invented to provide white trash appraisers with an internet forum.

Speaking of White Trash, I visited my townhome tenant yesterday.
In front was laundry of socks to be dried.
I told tenant to not display her personal laundry.
I don't really care but HOA will fine me for displaying laundry when neighbors complain.
 
I remember a few years back when I loaded up on Bitcoin, bought a lot when it was around $20-25 then the bottom dropped out and it went way down to $16. It hurt so much I stopped following the price and quit reading Bitcoin news. I chalked it all up as a painful learning experience, I think I’ll just stick with dirt from now one. Bitcoin will never recover.

I always go to Facebook appraisal groups for medical advice. They don't knw the difference between ingress and egress, but they're champs when it comes to advice on brain surgery.
I gave up on AMZN circa 2001 when it dropped from like $150 down to, say, $0.50, leaving like 500 shares in an online ETrade account. In 2020 I remembered the old account, which per ETrade had been traded away share-by-share for a few years to fund the montly ETrade fees because I moved so often without forwarding addresses. Those shares currently would be worty about $1M. Same old story: Buy High & Sell Low.

I met dozens of absolutely beautiful Chinese girls on Facebook a few years ago, who loved me like no other woman ever loved a man....until I refused to invest in their Crypto accounts. Course those 20 or 30 girls might have been the same dude using various model photos, which I figured out after discovering the Google photo search function! If I am ever re-born it will be as the sucker who is born every minute!!!
 
No problem with the doctor but I suspect they were over-booking because of so many no-shows??? When I complained and they realized they had already bumped me once. So, they've sat on the results of the MRI after delaying that for 3 weeks - I blame the hospital system.
Blame the insurance suits that control health-care.

Yes I do. My wife has beautiful feet.
That's not the point. HOA indicated no laundry can be displayed to dry let alone bunch of socks.
My HOA also says no black curtains, only white or beige. So far no one has complained about my tenant's black curtains.

Excellent point. That's why I like this board, we can always count on a different perspective from review appraisers.

I always fall for those beautiful Eastern Europeans who want to relocate and need a wad of bitcoin before they fly to meet me. My spidy senses tell me it's probably a purple haired dude in Malibu with pierced nipples and a johnson bigger than my own.

I had a difficult assignment on a landlocked property and was desperate and had to use the search features. I came here and found the answers I was seeking in an old thread, the Boyds, Rex, JSmith/Roger et al made some high quality posts on the subject. Over in facebook land, not so much. Mostly nonsense with group hugs, woke Kumbaya and atrocious spelling, grammar and syntax. On one gem post over there some bozo posted that for a 2055 exterior assignment if there is no MLS data, his mentor told him to just check the “C4” condition and all would be okay. Somehow I don’t think Henry Harrison was his mentor. White trash brilliance in a white trash internet forum. I recently had a listing for a billionaire’s second home. He was in Forbes magazine on their list. I was not able to sell it, but he decided to keep it and pull it off the market. He was kind enough to give me 3 referrals and wrote a nice check for my time involved. Unfortunately, the appraisal referrals were all expensive commercial properties so I had to partner up with a buddy who has initials after his name. He’s brilliant, a whiz with discount cash flow, slide rule calculations and can crank out CYA boiler plate verbiage by the box car. Also get to hunt on his place any time I want. Facebook appraisal forums should be banned, there is nothing there but nonsense posted by angry, stoned miscreants. If you want quality answers to appraisal riddles, it’s best to come here and pay attention to the unvaxed geezers with MAGA hats.

Do you have ANY idea how many comments and "people" on Facebook and other social media aren't even real people, it's a TON.
