Much of Real Estate, at least in the more densely populated areas in California, is now becoming very competitive - and that is with respect to nearly all real estate sales-related services. It is going to be very hard to turn a profit. To do good, you will have to hire people who work for next to nothing and then also have a very smooth running machine that typically takes years to set up.
I see signs of distress already. For example, MLS website links return errors or blank pages for long-established real estate agents. I am also starting to see unusually poor quality MLS photos (not many - only when the agent apparently goes out with his/her smartphone to take the photos). I also notice that active agents are aggregated into fewer offices.
The better and extremely established agents still seem very polished, but one wonders how long that will continue.
There are better ways to make money. There are IT and software jobs. - But, that isn't to say the going will be easy. The competition for good jobs is fierce.
Independent workers in many fields will face problems, especially appraisers, real estate agents, photographers/videographers, and so on. - Freelance, remote, and independent contractor jobs are highly sought after, - in general.
The more promising jobs are in-person where a high degree of communication, cooperation and personality, in addition to competence, play an important role. These jobs can pay very well. But it is often a grind landing them.
The politics and economy are a chaotic mess. It is really difficult to say whether things will get much better. They could certainly get worse.
