FANNIE bonds with AMCs, over your dead low paid body.

In a very heterogenous market, census tract won't work. It will get some lawsuits against the powers that be.

But they have bailout power.

Govt will bail me out. Who cares?

I am wondering how many foreign nations own real property in USA?
 
It might be scary to know how many foreign investors own real property in USA.
 
Right I was questioning why the GSE's want us to provide the census track.
 
In the old days before computers, the census track however old was the only source of area demographics info. I believe banks used that originally to red line areas.

I am telling you point blank in a very heterogeneous market, census tract is not very helpful on single family residential gauge. It is too large geo graphical area to have much relative meaning.

It is macro vs micro. Memphis urban........one street can make a difference. Same way in many geographical areas.

What is relative is homogeneous vs heterogeneous market for the subject. Always focus on the subject.

Are the AMCs going to "Chinese Wall" CU access from their in house appraisers doing origination appraisals? That's the only relevant question here.

If not ... the corruption runs deeper than anyone has imagined. Perhaps the resident 'Super Genius' can enlighten us ... :unsure:

So the last fig leaf of pretending that appraiser Independence matters is gone. :(

If appraisers are mere 'foxes', then giving AMCs access to this CU is like giving the keys to the chicken coop to a pack of ravenous hyenas. :mad:

So these AMCs are basically poised to become Fannie and Freddie's in-house appraisal firm. Gee, what could possibly go wrong in this scenario? :unsure:

Yes, I remember now. The tract number was not for our use. Which makes me wonder why they still want it. Especially since tracts change so much for a variety of reasons.

I don't think Zoe gets the point. So I will make the point again. They the government use that tract # to catch or detect red-lining.
