The way I understand it, keeping the CU data out of appraiser's hands is a feature, not a bug. They want appraisers to do their own work .
Did the lenders always have CU? Or was CU on the GSE end , used by the GSE after an AMC or a lender submitted an appraisal to the GSE?Lenders always have CU. But now the AMC can see the CU before sending to lender. So they can now see whatever issue they want to see. Then CU stip you before the underwriter gets it.
So will the big AMC have their staff appraisers looking at CU data crutch, while we cannot. Double standard, for me, but not for thee.
CU has all the statistics. And how the majority handles something. The stupid part of CU is that it doesn't know neighborhoods or boundries. It is based on census tracts, which is why it''s comp selection can be whacky.
CU is the key to the appraising process, the secrete Sauce you peasants.
I see it more as another way to have appraisers using data that they think is best, not data that the appraiser chooses. Before long, they'll be sending comps with the assignment order.Appraisers want to avoid the stips. The GSEs want data integrity. Not appraisers copying off their neighbor.
I like him. His butt was on the line in appraisal bias hearings. My girlfriend Joan too.Well it is a challenge for appraisers to seek work that has nothing to do with lenders, AMC 's. That cost money. but more importantly their area of work will need to expand.
DW may be getting close to retirement maybe not. I have met him a long time ago. One thing I know is he ain't a stupid person.
I don't know, but it seems to me that if the GSEs wanted to tell appraisers what to think they'd do that by giving the appraisers access to that data; not withhold it from them to see what they came up with on their own.I see it more as another way to have appraisers using data that they think is best, not data that the appraiser chooses. Lenders have had access to CU all along. Are the GSE's only giving CU access to AMC, but not giving CU access to lenders who order appraisals directly?
If the GSEs give CU access to the AMCs but do not give CU access to lenders or wholesalers who order without an AMC, will that create a disadvantage to drive the sector who use direct order panels to use AMCs instead?
