What most posters fail to realize is that the Lenders control the Appraisal Business, and they are taking it in the direction that's most beneficial to them.

Leon,

There is much more to the appraisal business than appraisals prepared for mortgage lenders. In addition, there is a substantial amount of mortgage appraisal work out there. Not every property, nor every deal, fits in the box some secondary lenders would like to construct.

Opportunities appear in nooks and crannies everywhere. Of course, I'm expecting to find them.

Of all Licensed and Certified Appraisers, what percentage would you estimate earn 90% to 95% of their earnings from Appraisals that are connected to Mortgages? Also, what percentage of these same appraisers could exist as full time Licensed and Certified Appraisers if they didn't do Mortgage Loan Appraisals?

Have not been ignoring your questions. Rather than take a stab in the dark and make an unsubstantiated guess, I've been trying to find a copy of a survey done of Aprpaiser Members of the National Association of REALTORS a while back which addressed these questions. Unfortunately, it has hidden itself in some dark recess of an unknown directory and refuses to come out.

The results will be posted, along with an opinion, if and when I find it or a similar source(s).

At any rate, any business dependent on a niche for the bulk of their income risks losing when the market changes. Wouldn't you agree it is wiser to continue to scout for and take advantage of alternative opportunities rather than keep all our eggs in the mortgage appraisal basket? (lame attempt at EASTER allegory)
 
Frank, great article and sent my input, for whatever thats worth. Funny how the gvmnt. uses our "tax dollars" against us to promote their own side of the business, don't you think :?:

OK gang, heres my "far side" take on this; the gvmnt. takes our tax money and uses it to promote their potential increase in income.

Now I aks you, are we that scary a crew :?: :roll: 8O


just goes ta show ya at what lengths YOUR gvmnt. will go to take money outa your pocket 8)

I disagree with you when you say that there is an abundance of Appraisal Work out there that is not related to Mortgage Loans. There is some, but not enough to support the needs of the Appraisers who will be forced out of the Mortgage Loan Process as a results of the increased use of AVM's and other Appraisal type Reports that may or may not be prepared by a Licensed Appraiser.
