I know FHA does not allow to have anything above a septic tank. but does Fannie Mae has any similar regulation?
If they do or don't can you provide me with the regulation?
I have searched the web but havo not found anything

Well, well...... 51 views and no answer
Seems nobody knows it
I am searching the web and have found nothing

What do you mean by "above" a septic tank? As long as it is accessible for emptying, I am not familiar with any guideline and would fall under the local municipality's jurisdiction.

I'm assuming 'above' means a deck, improvement or something permanently installed 'above' the access.
Birdbath: OK.

HUD/GSE... basically the same. Observe the property for evidence of a failed septic system. There is no FHA/HUD MPR for "anything above the septic tank." I'm not even sure what that means. Can you provided some additional details?

For example a metal or wood storage shack that covers the septic tank and you have to enter it to see it
I know FHA does not allow it but Fannie does?

Thanks

Please show me the MPR or other cite regarding FHA not "allowing" this.

Fannie Mae Selling Guide 02/24/2015 version

Part B, Origination Through Closing
Subpart 4, Underwriting Property
Chapter 1, Appraisal Requirements, Appraisal Report Assessment

Site Utilities
For mortgage loans to be eligible for purchase or securitization, the utilities of the property
must meet community standards. If public sewer and/or water facilities, those that are supplied
and regulated by the local government, are not available, community or private well and septic
facilities must be available and utilized by the subject property. The owners of the subject
property must have the right to access those facilities, which must be viable on an ongoing basis.
Private well or septic facilities must be located on the subject site, unless the subject property has
the right to access off-site private facilities and there is an adequate, legally binding agreement
for access and maintenance.
If there is market resistance to an area because of environmental hazards or any other conditions
that affect well, septic, or public water facilities, the appraisal must address the effect of the
hazards on the value and marketability of the subject property (see B4-1.4-08, Environmental
Hazards Appraisal Requirements).

i did one last week where the borrower had laid an asphalt driveway over top of the septic tank, and there was a man hole type cover for pumping access

now FHA does not allow to have anything above a septic tank.
I think a lot of us did not respond because we felt that statement cannot be supported by the facts.

A friend of mine built a movable wood deck with a table in the middle of it. It is his backyard shooting bench. He simply picks it up with his front end loader and moves it off as needed.
