No one is, but don't you believe that the GSEs et al (especially the regulators) have had a big hand in not cracking down on TT and Low fees so that appraisers are sloppy and just think this is the way it is supposed to be? They are simply responding to the low pay and lax regulation and oversight. If they couldn't slop thru 3 appraisals in a day, they wouldn't, or they'd find another job.

I good portion of appraisers are good and honest people. Unfortunately, Pavlovian conditioning comes to mind. Most residential lender appraisers suffer from Pavlovian conditioning (mostly from the mortgage broker days....adjust up to the 15/25, make the appraised value the predominate, make the appraised value to meet the owners estimated value....magic number, etc. I wish the GSEs would have come out with a required class for every appraiser to take to teach them that their "old ways" and "old habits" are no longer acceptable and that they expect quality reports and not to give into the pressure, etc.

I agree they should crack down on the AMCs and other major players in the market. If the VA can, the GSEs can. They GSEs will not because that is not what the mortgage bankers want, which is appraisals in 2 days for pennies on the dollar to save borrowers money ...wink... I mean to be able to lock the borrower in from shopping around. lol.

You need to get a hobby. Or maybe take on FHA appraisals. Oh that’s right you can’t because your to lazy to upgrade your license. Keep taking those income approach classes. I’m sure they will help you get work. :giggle:

Recently my hobby has been being amused by your constant whining and crying. As far as your opinion as to why I didn't upgrade my license. GFY. I was probably doing FHA before you started. When it required some qualifications other than having a CR and the income classes have helped me to get work. Mostly through referrals. Happy now.

I’m glad I’ve been able to entertain you but maybe you should take on some of those $250.00 rural appraisals you’ve been crying about. :giggle:
