Same here. It would be great if one of our Excel wiz kids would share a spreadsheet formula that would generate this graph with the median sales data from the MLS over the past 12-24 months.

Negative OSU. I do have an Excel spreadsheet that does wondrous things, but its a legacy spread sheet, 2011 edition, that was distributed to their outside appraisers by my biggest client (one of the top 2 mortgage banks). They never updated it since (Lord-only knows what tech their in-house appraisers use nowadays), but it does still serve all of my needs - though I did need to get creative to create a picklist in my local MLS in order to create a downloadable csv file that works with it. [That was due to blind luck and perseverance, rather than to any "Tech Foo" on my part. :ROFLMAO:)

It would only work with other MLS systems if you could figure out how to create a picklist that gave you downloadable and usable data for the Excel spreadsheet. I managed to dummy it up 5 years ago for my local MLS (it was originally designed for the Prospector MLS on the West Coast) so that about 90% of the fields populate correctly, but managing to do that was art, rather than science. Lots of trial and error. I am 'hands on' 'iteration-intuitive' so I can often figure out how to do something like that without really understanding what I am doing - kinda like I did with the HP12c to pass the Certification test. :ROFLMAO::ROFLMAO::ROFLMAO:

Scott Cullen's son made one. It's $20/month, but super easy to use and makes a good PDF with graph to add to the file. It's accuracy depends, as always, upon your sample. Sometimes you need more time or less to get accurate numbers. I've gone as far back as 60 months to get a good look at things. The GSE requirement is a minimum of 12 months. Sometimes you need to refine your search in a different way. The more data points you can use that are relevant, the better the result. I'll attach a sample of what one looks like. I save it as a PDF and include it in my report addenda. You can do the polynomial regression or a linear. https://www.teeba-calculator.com/

And.....sometimes the data from this contradicts the 1004MC. I just explain it in the addenda. Generally I believe this to be more beneficial than the 1004MC in looking at what the market is doing over time.
