I've no doubt that Joan is smart and a wonderful person who actually believes to be helping "the system" but this is downright selfish. One set of rules and her own little kingdom. Upset Joan or an AMC minion and your out of work. Insanity!

Ask her about AVMs. The only system she is helping is the one that does not include the existence of Real Estate Appraisers and getting paid for it in large amounts. She failed in 2007/2008 thru 2010 (and, she has been looking at the words 'Independent, Independence') for a well amount of time, now (manipulating skippies during that time period, I am sure of)

Sent chills up my spine, but the Coen brothers could not have built a better cast for the parts.

Phil Crawford is sharp. He needs the right audience and others like him who are similar to Penny in his broadcast and them address the right legislative committee. They could request a meeting with several oversight committees with such a group. He just needs a few very professional appraisers and a few other professionals from different groups like compliance and law. He mentioned getting with lawyers in the next few months.
