This morning I received a text message with an appraisal offer, 1004 with a due date of 07/07/2025. Fee $275. I licensed in 1999 when fees were $275. I haven't accepted this fee is at least 2 decades. Who in their right mind is working a nation holiday/weekend for 1999 fees. I stopped lending work 2 years ago, it looks like Ill never go back. Insane and depressing, the profession has been tanked.

Very few people, I hope, would accept those fees.
Sad if any appraiser does.
 
The ones who use and rely on these reports are the same ones who say their AVM is just as good as an appraisal.
Agreed. Unfortunately, most of the work Ive seen lately isn't much more that an avm. They arent appraising, they are loading software results that they dont understand and can't support when questioned into the form.

What kind of work have you been doing lately? Are you engaged in appraisal review ? Outside of reviewers, few appraisers see each other's work except on stray occasions.

If some appraisers dump software click results into a report, it is the result of the AMC industry, including it from time and fee constraints. The fact that the AMs amassed so much power and control, of course, has been the topic of threads and is the subject of discussion.

But even an appraisal that uses some click from software results is not the same as an AVM, though I understand the analogy.
