Stop being so defensive. If you like including 100 photos have a blast. IMO it's overkill. Your attempts to make those not including 100 photos look less competent wreaks of desperation. 100 photos is silly for a standard report and I am sure your clients see it and go "WTF?"

Just because I do not include 100 photos does not make my reports mechanical and your failure to see this makes you the Felix Unger of appraising.

You might be confusing lip service from your clients as actual praise.

"Oh yes MHT, we got your report with the 100 photos of the 1000 sq. ft. ranch and it was oh so helpful to our UW. She almost missed the slight dent in the mailbox. Good thing you got 4 angles of it. Keep up the good work!"

And when they hang up the phone it's:

"That Trout guy just sent us another 100 photo report." as the room erupts in laughter.

My clients all tell me what they are looking for most is a half dozen photos of the fireplace from all angles, including up the chimney. Should I PM you their contact info? Apparently my reports are not credible enough for them.
 
again I ask why we do tis?
 
I include a photo addendum (Living Room, Kitchen, Family Room). Then I add a 15 photo addendum which has pics of bedrooms, baths, garage interior, basement, furnace and water heater, back yard, and if there is one...the view. 18 pics should be enough!
 
I think you need to look at PR, imho, to see if the realtor included an enclosed porch. Many of them do in my market. However I do agree that this profession is one of the worst at supporting each other. We are our own worst enemies and it will eventually be our undoing.
 
Appraiser to be burned at the stake in front of a group of angry home owners, frustrated brokers, insane loan officers and the entire House of Representatives.
