FHA appraisal question

I am in the process of selling my home and the contract I have on it is from a buyer using an FHA loan. I'm awaiting the lender to order the FHA appraisal.

My question...I have a master bedroom with two doors, and no windows. The nearest window is in the master bathroom, but I'm not sure how high it is off the ground. As for the doors in the room, one is to the hallway and the second is actually the sliding door that at one time exited to the backyard. The previous owners enclosed that patio, without adding A/C or heat, and used it as a play/sunroom. So now, that second door exits to the enclosed patio and then that room has 4 windows and a screen door that exit outside.

Attached is the sliding door the enclosed patio. To the right on the adjacent wall would be the door that opens to the hallway and the rest of the house.

How will that affect the appraisal? Will the loan be rejected and the house not be able to be sold due to that? My agent says it shouldn't be an issue. I just want to verify. Thanks ahead of time.

Aside from FHA financing, does what you describe indicate a potential safety hazard to occupants of the home. I think therein lies the answer to your question regardless of financing options. MHO.

I wouldn't think there would be any safety hazard. That is unless the appraiser looks at that as a problem because it doesn't allow egress directly outside the home.
 
v. Bedrooms
The Appraiser must not identify a room as a bedroom that cannot accommodate ingress or egress in the event of an emergency, regardless of location above or below grade.
 
1) If a fire started in the hallway, would you be able to get out of the bedroom and to the outside safely?
2) If a fire started in that playroom, would you be able to get out of the bedroom and to the outside safely?
3) If a fire started in the hallway AND the playroom, would you be able to get out of the bedroom through the bathroom window and to the outside safely?

If you answer Yes to any of those questions, then there shouldn't be any issues.

Why would it matter what the room is labeled?
 
It's a sliding glass door to an enclosed space with a window so I don't see a problem in case of fire open the sliding glass door and exit out through the window. But every appraiser sees things differently so you wont' know until the appraisal comes back

If the sliding glass doors were removed it would be one big bedroom suite...in the photo one sliding glass door was open making it function that way.
 
i don't see a safety issue. isn't a sliding glass door a very big sliding window. i think you have 2 ways to get out. it's the smoke that kills most homeowners, before the fire ever gets to them. but the attending appraiser may have another opinion. i'd rather have this situation than jumping out of a 2nd floor window onto the concrete.

Egress is to the outside. A SGD to an enclosed porch is where folks go to die. MHO.

The enclosed porch has egress to the outside..remove the sliding glass doors and it is one big room. easily open the sliding glass door to outside egress.
