FHA appraisal same house same client 2 months apart

FHA appraisal completed 2 months ago.

Received a new order from the same client for the same property with a different FHA case number. How could a new case number be issued on the same property for the same client in such a short time?
I thought that the FHA ID lasted 6 months.
 
That would be your client's concern. But you are free to ask

It changed to 3 months several years back.
 
so there is no blood on my hands if I do this report again?
 
it is also possible that the lender didn't use your appraisal, didn't put it thru the system. why else would they order another one so soon. to do a re loan so quickly. lucky you, easy appraisal, almost an update time wise.
 
Idk if this is a sale or a refinance but in my experience sometimes going back to a property I appraised becomes problematic - if it is a sale and the price is different, or a refi and the value has changed due to new comps or changed market conditions - even a few months later -or I find something in my prior report I am not happy with -
 
Most likely they had to restructure the loan and start over with a new case number. You should be fine. Just disclose prior services to your client and then disclose in the report, as per Overimprovement's advice.
