No definitely not. I don't think there is anywhere that specifically sets radius limits either. It just says for the 10% that are reviewed that they check for "excessive distance". But there is no "comps must be within 15 miles" or any other exact statement along those lines
I would have no problem using an A-Frame comp. that was dated over 1 year if that is the only one available. I'd go further away first and try to locate one more recent. If none are available, then I would use the dated sale and comment why. Just make sure you use 3 sales within a year for the first 3 sales.
As I used to tell my students...."you can't make chicken soup out of chicken poop!". If there are no similar style sales then there are none. Just explain what you did and why you did it and move on. Old real estate adage..."location trumps most every thing else".
