I prefer the human element. If I hire a licensed professional that I respect and trust, I don’t need to see a photo of a toilet to know there’s one there if he’s calling in a bathroom.

At one time lenders did not require bedroom photos. It is a very personal room, and the only room where there are access problems -and some odd encounters and walking over people's underwear on the floor. Yuck.

As I recall, FHA has minimum bedroom square footage requirements, and natural light/window requirements for bedrooms. Also, some "bedrooms" are below grade, and if so, it is likely there is an ingress/egress as well as natural light issue. And that's why building codes typically require an egress where someone could scramble out of a below-grade bedroom in case of fire or whatever.

re: counting toilets... years ago I dealt with a lender/AMC who would literally count the toilets in the report. Missing a toilet photo? then they wouldn't count the bathroom. So now I make sure to take a photo of every freakin' toilet, wherever I find it.

Don't give them any ideas. Last week a UW sent a stip requiring a photo of the sanitary cap on a water well. As luck would have it the cap was visible in the existing photo. It's a blanking mess in the residential world right now.

I've had a revision from the one AMC I still work for to show a pictures of the toilet when the pic only had the sink and shower.

NO Body "TRUSTS" the appraiser - get photos of everything

If I recall, FNMA only requires photos of damage area's.

If You want to be painful. ask them to provide the "Local Code compliance & Health & Safety" requirement to support their request to support the supplemental photos they require.
