FHA Case #

I'm getting varying opinions and wondered if anyone has a definitive answer on this. Can the FHA inspection date/effective date of the appraisal be BEFORE the appraiser receives the case # from the lender? (I know the inspection cannot be conducted prior to the HUD counselling for Reverse Mortgages) I've asked 6 people (appraiser's) and received 6 different opinions. One lender told an associate that a FHA inspection cannot be scheduled until the # is received. Thanks in advance for your help.
 
The subject can be inspected, but the report or any information cannot be sent without a case number. Personally I won't inspect without a case number becasue brokers tend to call right after and ask "How does it look?" If you don't give them a positive answer, they say "**** you" and cancel the order.

Not that it matters, since if they don't like your report they will just toss it and reassign the case number to another appraiser.
 
I've done it both ways. I will inspect the property if it is ordered from a lender and not a MB. I will not inspect until I receive a case # if it is a MB. I don't do a whole lot of MB work and haven't in several years. So, I don't have to worry about it too much.
 
I don't inspect until I get the case number AND the check.
 
Ah, yes always make sure the check clears before sending the report in.
 
If I don't have a case number I won't even start a file.
