FHA final inspection for worn roof

I agree with RSW and Mike. This is for the underwriter to clear and not the appraiser.

I'd pick a bigger hill to die on and pick up a benji on the way.
 
Thank you for the feedback. This roof is worn and has a lot of cupping. Lender arranges for a roof inspection (maybe delegates this to the agent), that comes back OK... But it's my signature on the final inspection report. Am I accepting unreasonable liability in this scenario?

The condition in the appraisal was for a roof inspection. They got a roof inspection. The condition has been met.

Exactly!... No need for the appraiser to do anything else.

Next time consider making the report "subject to the lender's receipt and acceptance of an inspection report by a qualified inspector....."

but why turn down $ 100. or so greenbacks for a pix and a 1004D. UW is giving you money.
But I do agree it is not called for, the borrower should not have to pay extra, contractors letter settles it.
