VC sheets

Ok how about this:

Home original built in 1945 and moved to its current location in the 1955. The home was added on to in 1996. The home has a concrete block perimeter foundation under the original house. The 20' x 26' addition to the north was built over the existing concrete patio with the proper load bearing piers and skirted with a T1-11 cladboard/fiberboard perimeter as opposed to a conventional concrete block or poured concrete stemwall. The 4' x 15 addition to the east and 6' x 9' addition to the south also extend beyond the original foundation, are supported by piers and have T1-11 skirting that extends into the dirt.

How many VCs do I call for if any?

VC forms are obsolete, but you can still ask for permits and inspection IF something appears to impact safety and saleability. Or, the underwriter can overlook them and fund. That's why the FHA is the new sub-prime.

I didn't say anything about VC sheets, I asked how may Valuation Conditions do I call for on the report.

The main question is: T1-11 skirting that extends below the surface and into the dirt. Does HUD have a problem with that?

Yes, because it is not pre-treated wood. Wood and dirt contact is a no-no.

Coming into FHA appraising lately, one would probably not know VC Sheets were part of the FHA package and are probably still in your software bundle. They have been phased out. Most everyone uses the term VC sheets to refer to those forms, though obsolete. Can be confusing.

Dirt contact is not allowed for any structure.
