I'm appraising this home that has a family room where the garage used to be. This room is open to the rest of the house with a 6' entry way and has been constructed in a good workmanship-like-manner. However, no permits and no heating/air ducts. Where does it show in the handbook that this would not be considered livable area. I have the guidelines but can't seem to find anything about permits and air ducts. Does anybody know the answer to this?
