Just got my certified letter saying that I have been slapped on the wrist by FHA.

Violation - No dimensions of patio on sketch - My bad - I filled in the area an left the dimensions on the interior.
Violation - No plat map - Plat map on my copy. Possibly the AMC or lender didn't forward to HUD??
Violation - Did not make "market based adjustments. This one baffles me since I was never asked how I came to the conclusion of my adjustments.
Violation - MIssing bedroom on sketch - This creates a misleading report

Anyway How bad is this??. How long do you stay on the list?? Can I or should I dispute??

Already had one of my clients tell me that I would no longer receive FHA work until I am off the list.
Got over 100k in wifes hospital bills. Cant afford to loose business. :fiddle:

I emphathize with you on your wifes health and hope that she is or will be better. That is a huge chunk of money. I am not an attorney but would encourage you to consult one for possible reorganization in bankruptcy. That is not a dirty word. It is a way to get a new start.

The sketch issues are minor and nit picky in one sense. But mistakes nontheless. Same with the map. I am not aware that FHA requires a copy of the plat map? Map showing location of subject and comps -yes. But never have put a plat map in a report. That is not an FHA requirement. Whomever sent you the letter might be able to take a second look if you can get a copy of your original appraisal to them.

I would ask the contact person named in the report to please advise where in FHA protocol you could find the requirement for a plat map.

All adjustments should be based on market reaction. If several properties sell for more based on an amenity such as a deck, patio, fireplace, pool, or some other feature than properties without those features, then you need to determine as best you can, how much more did properties sell with those features than properties without those features. That would then be an adjustment based on market reaction.

Also, ask for a face to face conference with a FHA/HUD representative.

I might also suggest that if you do not get a face to face meeting, contact your local congressman.

Don has some excellent advice - I would contact HUD ASAP.

Your issues seem very minor, when compared with all of the FHA reports I see that are poorly done. If they put you on a watch list for this, then 1/3 of FHA appraisers should get a lifetime ban.
 
FWIW, if the OP referred to a plat or survey rather than provide the site dimensions, then he should have provided a plat or survey map or legal description with dimensions. See Appendix D.
 
What the heck is wrong with Brad and his crew? What a bunch of non-sense.
 
Just trying to stir the pot:) Rex, if you say so, that works for me. I'll blame a la mode because their addenda says "plat map" too. Around here, it is so easy, I always include one in the report. Takes me about 2-3 minutes for something in the big city. I like knowing the exact dimensions of the site, and consider it part of my due diligence.

Sometimes I don't leave the dimensions for the patios in my sketch (non FHA) but always leave it in the sketch calculations. Is that not good enough?

To the OP, if you sketch the other direction, it will usually put the dimensions on the outside of whatever you are drawing.
