FHA issue? 2 kitchens in 1 house

Doesn't anyone actually read the handbooks (4905.1, 4000.2, 4150.2, etc.)?

Describe and let the UW decide.

FHA does not enforce local zoning codes.

The FHA may not care. But, I bet the lender would have a problem with the 2nd kt. Does zoning allow for a 2nd kt? Can it be rebuilt to its current footprint? Just a few questions I have run into from lenders.

Can what be rebuilt? The second kitchen?
 
WTF is the big deal with 2 kitchens? They used to be real common here, called summer kitchens, located away from the main kitchen in a cooler spot for canning vegetables etc in the hot summer. I have a second kitchen in my basement so we don't have to go upstairs to get vittles when playing poker or pool.
 
I had this same thing happen to me on an FHA. However in this case the house had a "mother-in-law" apartment that was attached but separated from the house without a doorway. The lender required the opening to the "mother-in-law" apartment so it was not a duplex. But when I called the FHA offices they stated there was nothing in the FHA that said a home couldn't have 2 kitchens.

However the lender had a problem with it. So they asked that the kitchen be "non-functional." What that meant was they removed the stove and refrigerator. So when I went back to take a picture of the "kitchen" there was no stove or refrigerator, thus it was "non-functional." Pretty silly since the stove and refrigerator were in the next room, because my statement to them was, "I don't know what you do when I leave."

Thus the silly rules of the "game" that underwriters play that really make no sense at all.
 
Did you explain to them what an Accessory Dwelling Unit is and show them in Appendix D (4150.1) where FHA discusses ADU's?
