FHA - No Kitchen, will it pass?

My daughter is looking into buying her first house and she is getting an FHA loan, a house that the realtor showed her, had no kitchen at all, it was bare, only a vent. We live in Arizona, what does FHA require in order for this house to pass FHA?

Contact HUD and ask them personally if you want to be accurate. Go to their website. HUD.gov. It needs to be suitable for long term living, habitable, etc. As an appraiser, counter tops, oven/range, a sink, etc are all minimum requirements for living to me. I don't go by the book though. I just throw my opinion in when it comes to FHA.
 
I would call for a kitchen, a sink where food can be washed and prepared, and a cooking stove where food can be cooked. You will not find that in any HUD Handbook but i believe that at a minimum it falls under the sanitary requirements that HUD has. It's kinda nasty eating off the floor.:)
 
Free standing stoves or other applainces are personal property and are not a FHA requirement. As area suitable for sanitary preparation of food is, which would incude a sink.

Built in stoves are considered to be real estate....so, depends. I would still require a cooking stove. Let the DEU say no.
 
Sink and 4' counter space(Got to cut your veggies) ...poof , instant FHA approved...

I ran into this before, a cabin with no cooking facilities. I looked and looked and could find no requirement for cooking facilities, just cleaning. It is weird, kinda like no floor coverings are required. You can have a naked slab or plywood.

I am not the expert on this. The right answer is to call the HOC.
 
Marketability issues?

I would think that any type of kitchen that is installed would have to be adequate for the market, otherwise the property would not be marketable without significant price reductions. Would you really accept a 2' x 6' piece of plywood over 2' x 4' in a $250,000+ neighorhood? I wouldn't think so. If FHA requires a kitchen, I would state it should be up to the market standards of the neighborhood, and explain what those are, I.E. laminate counters & Home Depot cabinets or granite counters & custome cabinets, depending on what the market expects. My $0.02.
