FHA question

I did an inspection on a home built in 1977. The upstairs bathroom has what appears to be mold (no, I'm not a mold inspector; just saying) in the upper corner above the shower. It is a small patch. I inspected the attic and found no water or water damage that I could see. The rest of the house is in average condition for it's age and has been maintained fairly well. My question is do I subject to this for a required inspection? I don't think I should subject it to following repairs. Or do I just mention what I saw visually and let the underwriter handle it?:shrug:
 
Make the report "subject to", because as you mentioned this is beyond your expertise. If the UW whats to override the condition, you will be covered.

That's what I thought, but I like getting a second opinion when I'm messing with green/brown stuff on walls!
 
I would do the same as realbiz. I have been supplied this verbiage, with it do as you wish. A bacteria-mold type substance was noted in/on/around the (location). Recommend professional inspection to determine if further action required.
 
It's almost certainly just some mildew from inadequate ventilation. I'd probably describe it and recommend installation of a vent fan. I don't think I would make it a condition of the value opinion.
 
I agree with Greg. Did the bathroom have a ventilation fan? There may not be enough ventilation for that room.
