FHA - Repairing Chipping/Peeling Paint

Stick to the protocol. As an appraiser it is our job to identify non-compliance with MPRs, estimate the cost to cure and condition the appraisal on correction.

It's the DEU's responsibility to figure out how to solve the problem based on the loan program being used.

Another fine reason....oh, hell....said that before. It's not my job to approve contractors or who does the job.

You are technically correct. It is the job of the LO. They need all the technical hints and assistance they can get. Appraisers drop useful hints for the client, don't they?

Your hint about having the paint repair blend in with existing decorating or however you put it was a great example of a useful hint as to the proper way to complete the repair. It would be another useful hint, well appreciated, to make the report reader aware that FHA may require a copy of a contractors or landlord's EPA lead based paint cert. if they do the repair.

It may be beyond the call of duty, so just do it in non AMC work, unless you are getting C & R+:)
