FHA Required Repairs

Completed an FHA inspection and the dishwasher was not operable as the drain tube was not connected and it was not tested during inspection. So I made the report "subject to" repair and retest of the dishwasher per HUD requirements and I am being informed that lenders are now skipping a reinspection (1004D) and having agents send photos and videos to the lender to clear the repairs. Ok...this does not sound right and only the appraiser should clear a required repair. Anyone experiencing this or have any comments? Thanks....
 
Are you sure? I believe it is the lender's call to require it to be repaired or not but not verifying repairs thru a third party?
 
That is the lender's call, not the appraiser's.
It is actually HUD's call. If HUD says okay. It's okay. Lender don't have to do FHA.

I would call HUD on it. If they are fine with it, you can be fine with it.
 
The DE can waive the final with documentation that it’s functioning. The dishwasher only needs to be operational if it contributes value anyway, and I’ve never made a dishwasher adjustment.

The De FHA Underwriters can do that on repairs or replacement that's not big.
They can also hold back say $1,000 or more in escrow account.

So yeah it's legitimate and your ok your not doing a 1004D it's on the lender's FHA Underwriter.

We used to do those when it wasn't a Health or Safety Issue as those are not waived. No worries be happy you saved a trip and saved the borrowers a fee to turn on a dishwasher. Lol
 
Now fannie mae, the homeowner may do the final inspection to show the required work was done. FHA usually follows fannie.

Some repairs don't need our talents. In this case a plumbing cert or what they did was fine.

Did one today to take a picture of a re attached outdoor wall light. $200 for me, could do them every day for an easy life. But did they really need me when the electrcian could have sent a paid bill with the same photo.
 
FHA Underwriters have been able to to the sign off since I was on in 1990 but it's case by case. If a escrow is closing or a minor repair they can bypass a new physical inspection. Same with Fannie Mae Guidelines.
 
How many of you doing FHA appraisals (I do a lot) test the dishwasher?
 
Back when I was doing FHA, we checked the hot and cold water and the stove. Didn't test the microwave, didn't test the dishwasher, compactors, etc. If the home owner was there we'd ask them if any items didn't work. If a sale in OK, the Realtors make homeowners fill out a disclosure which specifies what issues are a "problem."
