I am working on an FHA appraisal of a historical home which is need of some minor repair...until you look out back. There is a detached garage and garage apartment that is in disrepair to say the least. It is leaning so bad, going upstairs was almost impossible, garage doors have popped out of place, etc.. The buyers are planning on tearing it down. The lender told the buyer that it just needed to be scraped and painted since its not the main dwelling. It is not in sound condition. How will FHA view this? I have been searching with no luck. Thanks in advance!

No, it was used as storage.

To me, from what you describe, it doesn't sound like this meets the "safety" standards
The lender told the buyer that it just needed to be scraped and painted
:rof: of course they told them this :mad2:

So really, all structures on the property need to fall within FHA guidelines, right? Main dwelling or not.

If it's part of the real estate (garage would fall under this) I would call it out and let them decide

I hope you took a bunch of photos - I would include some of these and explain what you saw.
Was there peeling paint as well? If before 1978 that's an automatic thing as well

Condition the report to have the garage made safe or have it removed.
