FHA Side Photo

Yeah, learned that lesson the hard way. I was trained to take front & rear from opposite angles showing all sides. In this case, it was not enough. I will ponder this on the two hour drive to Tucson this Saturday. Thanks to all that helped, I will start taking 6 exterior FHA photos (along with everything else).
 
Seriously, and I know the Crusaders will shout me down, but don't you know another appraiser in that area that can snap a photo for you? Two hour drive for a photo? It's not like you didn't visually inspect that side of the house, just didn't get it in the photo.

I would not spend 4 hours in the car for a frickin' photo.

Theres a company in Callifornia that will do it for $25 per photo. You could try to indicate in an addendum that due to the close proximity of the side fence, no side photo was possible. Hey, it can't hurt.:huh:
 
· Front and rear at opposite angles to show all sides of the dwelling,
· Any improvements with contributory value that are not captured in either the front or rear photograph,
· Street scene photo to include a portion of the subject site.
· If the subject property is proposed construction and the improvement has not started, the appraiser should take a photograph that shows the grade of the vacant lot.
 
I am not trying to be a pain here but two hours to the inspection, two hours back, at least an hour taking comp photos, 4-8 hours once you get back minus the gas is $400-$50gas= $350/13hrs for the first trip, 4.0 hours for the second trip-$50 in gas is equal $300/17. hours or $17.58+/- an hour. Just one question how can you afford to be an appraiser, I did not include the equipment, software, MLS, power, office space, wear and tear of your cars eight hours on the road. By the time you take that into account your around $10 an hour at best.

I don't think I could do this job for $10 an hour. This is not a mean comment its an analysis of working some two hours away from your area. In business time (labor) is just as important as any other factor in capital. I guess I am just amazed by that when you could have stayed home done some AMC work for 2/3 price and made more money per hour.

When I was in college a management professor made a great statement "always know the cost to benefit of every action, if the cost exceeds the benefit then the action is prohibitive." Your four hours in the car was the cost to do the FHA appraisal as it was time you could have spent doing work in your own area and even making two inspections or working on more than one report, now the additional trip has doubled the cost and the benefit number has not moved but your cost is now two times higher.

In my humble opinion such an action has not been a benefit and the cost of working outside of geo competency is very prohibitive. I wish you luck to two hours from your area unless your a commercial appraiser I would think that such actions could result in trouble. Good luck.
 
Yeah, what Rusty said. Plus, did you call for any repairs??? That's another 4 hour trip.

Maybe Rebecca grew up in Tucson and has since moved to Phoenix. She may be very geograpically competent. Maybe she does not have any other work. And maybe $10 an hour beats minimum wage.:shrug:
 
Curt I never said she should not work for $10 an hour I said I could not work for $10 an hour and drive eight hours. Now she may have lived in Alaska but driving 1200 miles is still outside his/her geo competency as change is a constant in the real estate market. As an appraiser for HUD, if you were to be reviewed I do not think if a disagreement about value ensued you could prove your competency some two hours away from the actual market. I am not saying that is or will happen but facts are facts for a $300 or $400 fee such research to provide a credible report "might, is and can be" prohibitive.

4-8 hours once you get back? Even if you only have one arm and 3 fingers i think you could type faster than that. I'd say 2 to 3 hours at most one your back in the office.
 
2 hours is too far to drive for an appt? Damn, I better let all my people know I can't work anymore, especially since most of my places have at least an hour in between each of them.
