FHA, Unpermitted Patio

Like I posted earlier there is nothing specific about permits for FHA (4000.1) except under the 203k program. Just go with FNMA's wise, clear, and common sense recommendation?

If the appraiser has identified an addition(s) that does not have the required permit, the appraiser must comment on the quality and appearance of the work and assess the impact, if any, on the market value of the subject.

In the online seminar by FHA, they said that they do not care about permits. You just need to analyze it like you would livable. If it is inferior construction or causes functional problems, adjust for it.

That was the only part of the seminar that actually cleared up their requirements.
