Scenario: Attic is floored, accessible via drop stairs, limited personal items.

What do you do? Stick your head in and snap pic or walk the attic?

I walk the attic.

Glad you changed your ways Greg. I’m not arguing with you, just stating what the FHA guy told about 200 of us during that 8hr session. Verbatim, if you can get through the crawl space on hands and knees, then it is accessible.

Again, I’m in agreement with the absurdity of that.

Great. 95% of our crawls here in CA require you to be on your belly. Can’t get into them on hands and knees

Great! Look for that “recommended” 18” clearance and you’re all set. Except for all the other protocols

R&C is usually about $100-$150 more for an FHA. Most AMC's seem to offer $25 more or so.
Yes, and please correct me
but I think there is a list of this and that for FEEs (FINALS,etc.) within the handbook I ran across when doing a conversion where the lender requested a "D"
(with acceptable CO, etc extra forms) instead of the HUD Form because she said Mercury did not have the HUD Form as a choice???!

Go up and take a pic after you look around as much as you can.

The “head and shoulders” is the minimum requirement for an attic inspection. You are supposed to say the extent of the inspection. If you note it is a walk up attic or even a drop stair attic and say you did a “head and shoulders” you may/probably will get a request for a call back.
