I wonder if there’s a forum for independent insurance adjusters somewhere and they’re all sitting around pitching a fit at all the appraisers up on roofs doing a half-arse job identifying hail strikes and pretending to be insurance adjusters.

Since anyone with a pulse such as property preservation folks or RE agents might soon be doing a number of appraisal inspections, the irony is appropriate. Displaced appraisers might find they need cash and start climbing roofs . A circle of incompetence escalating to pad a bottom line, while the grunts take on risk and work they are not qualified for .
 
Don’t know if this is true or not and can’t confirm. but I read a post regarding hybrids where an Appraiser was solicited to participate in training. And he did so - filled out the paperwork just to see what it was all about.

The Appraiser indicated that the company - described as a large lender - wanted the Appraiser to assume responsibility for the inspector they hired.

I see this as plausible in that Lenders will always try to push the envelope and see what they can get away with

Come on, the appraiser /others took an online roof inspection training class, making them experts !

Much like the RE agents/others will take an online training class and become instant appraisal inspection experts!
 
They had a webinar as follow up for those who passed the initial thing. The presenter did not lose much time saying you must have a ladder and climb on the roofs. I wonder how many other people clicked off right after that. Not gonna do it.
 
On a side note, I worked until the day before I went into labor. For that last trimester, Attic inspections on an FHA meant I brought a long selfie stick and a shower curtain with the rubber tip at the end. I was not climbing a ladder in that condition. Luckily I didn't get too many of those. Appraisers looking into a deal like this need to get a monster selfie stick or a drone.

Ask HUD if using a selfie stick to get an attic photo meets the requirements of the 4000.1. :) It came up in a HUD training that I attended, and they stated in no uncertain terms it was not an acceptable substitute for the minimum of a head and shoulders inspection.

Taking a picture to check a box and performing an inspection are two different things. FHA requires an inspection. We can debate all day whether that SHOULD be part of an appraiser's SOW, but it is, and accepting an assignment means accepting the stated SOW.
 
So she wouldn't feel dirty for ditching protocol?
