I really appreciate your thoughtful advice. It will be time consuming than other works but it's also fun to learn new things. As you said, I kinda realized that what reviewers are looking at. In other words, I am also learning what I have to be careful for my future assignment. I'm thinking about to find and take appraisal reviewing class and sure that will help me to be a better appraiser.This isn't rocket science. Read the form thoroughly and familiarize yourself with the questions. Take your time. The first couple of these can be time consuming (so can the others) but you'll learn something and also realize what reviewers are looking for when your reports get reviewed.
And if your opinion varies by only a small amount, within a margin of error, let it go; you're not that good; (I know some on here think they're that good).
USPAP errors however go to the top of the list. A serious USPAP violation is a hard stop; original appraisal doesn't pass the review even if the value is reasonable.
