Field Review-What does this consist of?

a> pull all the comps used and all the photos with each
b> pull county, city, and metroscan data
c> compare data on the form to what your data sources say
d> pull comps like your doing an apprpaisal
e> sit in front of each comp, review what is on the appraisal, does it match what you see and what your verification sources say?
f> follow the review form and answer each question objectively, as you would hope another reviewer would for you. try to look at all aspects of the appraisal, does it make sense?
g> if you find errors, report them as minor or major as they impact the value conclusion.
h> if the original comps suck, add 2 minimum that are felt to be better representations of value.
i> document any errors or "discrepancies" with copies of the data.
j> dont be a dick. stick to the facts. do unto others as they do unto you.
k> if the appraiser is a lying scumbag, that has lied and jacked the value up, ignored his responsibility, and is a POS, then tie him/her to the back of your car and drive down a gravel road. (metaphorically) i do not hesitate to, and have, turned some into the state for either fraud or gross negligence.
l> if the report is good, put it in the report.
m> wait for the hate mail.
 
Congrats to Probasco instead of ripping the guy. You decided to just help afterall you have to start somewhere.

That "somewhere" is with an experienced reviewer who can show you the ropes. If you don't have competency for the assignment, you partner up with someone who does. Easy enough.

Everyone that I know of takes 14 hours CE per year and or 24 every two years, of that we all must take 7 hours of USPAP udates. That leaves 21 hours to learn something new. Plus 24 hours is the bare minimum, there is no law againts being overtrained.

So what is it with appraisers who refuse to take meaningful CE that advances not only their knowledge but also enhances their ability to provide valuation services.

This guy did not have the first clue of what to do. So that immediately disqualifies him because of Competence requirements of USPAP.

Coming here is barely seeking assistance to complete the assigment per USPAP.

I am not sure of what I meant to say. Your right you would have been warned, but its because your on indefite probation! :)


Reviews by Ivory tower people and or amatuers are more of a nuisance then anything else. Sometimes I dont explain things very well, so I fix that. Power users of appraisals should have some basic understanding of the process dont you think?
 
WOW!! I escaped unharmed. (Cause I never got the answer) I just wanted to point out the FACT that this MIGHT be why being CERTIFIED is now nothing more than a JOKE!! For those that actually had to WORK at becoming Certified in the "OLD DAYS" How does questions like this make you feel??.

I am glad to see that someone was willing to assist in giving him an answer cause now that he's going to do the assignment regardless rather he knows how to or not. Guess it's a good idea to at least tell him how to do it.

Please tell me how we can defend the NEED for an Appraisal. When we ourselves see the condition that this profession is in. I hope I am not as disappointed in this profession after June 2008.
