New construction. Did the final inspection. Everything was done with the exception of the shower doors. This was a construction upgrade in the sale contract for $3600 (sale price $665k).
Turns out that the glass company went out of biz and they were delayed. The Client sent a note saying that this was a punch list item due to the company closing down and that they would be in in the future. I marked NO on the final, included the commentary from the client and said the overall impact was minimal.

Today, they send me pics from the buyer saying the tub enclosures are installed, and they want the final inspection marked yes. I said I couldnt take non 3rd party photos and they said just disclose where they came from, disclose that I didnt see them in initially and mark yes.

Im conflicted. I feel like I can make a reasonable assumption that the enclosures are installed (based on buyer pics) and the bank is fine w disclosure on who took the pics and also fine w me disclosing that I didnt see them actually installed. BUT - the final inspection form specifically states "I certify that I have performed a visual inspection of the subject property to determine if the conditions or requirements stated in the original appraisal have been satisfied."
Thoughts?

They don't need any of that. ... I would tell them no.

Why question a Cert? It's written for a purpose. You can't supersede a Cert nor create a misleading report by stating that you personally inspected. I presume that the relative absence of responses is based upon the fact that the answer is so obvious. But it's always good to ask.

Your signature - Your photos

Hopefully the property is not too far away? Maybe you could cut em a 2nd trip deal to keep your client happy.

It's not the appraiser's fault when someone else F's up.

Reinspect. Charge regular fee.

Maybe add another $25 for this attempt to get YOU to do something unethical for THEIR benefit.
