Fire damage discovered during pre-foreclosure exterior/driveby.

I can't get into my attached or detached garage due to "good" stuff they brought back here that I still have and need to have a serious garage sale. If I had warehouse space to have a weekly sale of the stuff we removed, I could have made just the resale of stuff viable.

You could get a good Lease in one of thos basically abandoned strip malls and set up a USED Stuff Store. Like those people who bid on Storage Lockers do!
 
The only thing that bothered me if they left behind was animals! Unforgivable
I assume the first line property preservation crew got to them first but I still found a few - 3 I helped, 2 I took with me and found homes for , I did not help one cat and that cat haunts me to this day.
 
I would try to go ahead of the crews to scope out how long it would take etc. and once found a dead dog on a back deck with the gate closed on a REO trash out. Obvious that it had starved to death. The former owner was the law enforcement instructor at the local community college. I reported it, but never heard anything else about it. He had probably taught most of the folks on the local sheriffs office etc. Go figger.:shrug:

That is disgusting. So sad.
I took home one litter of kittens found under a porch and got them placed, took home a cat left behind that my neighbor adopted. Another cat I l left there because house was sold and was supposed to close in a week and like a jerk I left it for the new people to deal with. A decision I regret to this day.
 
I'm a dog guy. My first instinct was to go track him down at work and beat his *** within an inch of his life. Better sense kicked in, but my blood still boils when I think about it. Maybe his superiors at the community college would be interested? I may go back and see if I or my guys have photos that I can find. Anybody that will mistreat a lesser being is a lesser being IMHO.

If you can find photos, leave off at local news media they love exposing high profile people - yeah animal cruelty is right up there with awful-
I also found a young pitbull tied behind a vacant house, dog had got his leash twisted and was choking - I debated what to do re could have got bit, decided worth the risk and untied him, he was the sweetest thing, -was going to take him with me when owner showed up to get him, said he had left him in yard while they moved all their stuff - I yelled at the guy for it, but dog was well fed and looked happy so let him go with his owner - My area the shelters are full of pitbulls most get euthanized and never get adopted,
 
OP note they created this mess, by not following normal course of business and client instruction take a picture of gate and leave, instead, they gained access under false pretenses (scheduling showtimes with active comps ) - now they are stuck with result and want to bail,

The OP thought they were going above and beyond, helping their client by using a pretense to get into gated community, but in fact they compromise their client : normally pre foreclosure the house is still owned/ mid legal proceedings - the owner till day loses property is the owner and has right to refuse access - living in a gated community is a refusal of access without owner permission,

Now the owner has grounds ( if they find out ) to go after the lender for trespass, why do things that can jeopardize - was it disclosed to client how appraiser got access? Either way client is in a compromised position in the foreclosure process, probably nothing will come of it but learn for the next time.


The owner is dead. It's for a reverse mortgage. I didn't jeopardize anything. As a matter of fact I think that bit of info actually helps accelerate the loan.

Anyways, it is sounding like it is just the AMC asking about a land appraisal. I don't think they actually know what the client wants to do. It has been on hold for a month now with no update from the client. This land appraisal thing only came up when I asked if they were gonna cancel the order and pay me a trip charge fee.
