Fire-rated drywall for garage ceiling?

For everyone that thinks I should not require fire-rated drywall in the garage ceiling: it is kind of a gray area, and I do sort of agree with you. But I am going to require it in this case, because of what I was told by the HOC appraiser. And the DE underwriter basically agreed, especially when I told her what HUD told me. Whatever they say goes -
 
You might want to cite your source in the appraisal report. I think you are hanging out there a mile on this one. Another fine reason not to do FHA appraisals...even their staff hasn't a clue. LOL.

HUD didn't tell you anything unless they gave you an official document in writing. Someone who works for HUD told you something. Does that person have the authority to set official policy? Have they given you the requirement in writing? Are you prepared to defend requiring the drywall in court? You are talking about something that will cost the seller money. Make sure you don't get stuck with the bill for the drywall and attorney's fees.

Well, in this case all you guys convinced me to change my mind. I notified the UW that I was not going to require the new drywall, and my reasons for it, and she agreed.

The only thing I'm not 100% sure about is this: do you think it is OK if I describe the situation fully, and to also state that the property meets HUD's MPRs? - (subject to some other repairs that are necessary on this property - peeling paint issues.)

Get both to advise you in writing. Direct quote them. Retain emails in workfile.
 
"wouldn't hurt to call for a CO2 detector as well".

I guess if you were a house plant you might have to worry. Unless you meant carbon monoxide-CO.

What if the appraiser knows there is a guy that falls asleep smoking on his couch from time to time in an adjacent unit?

Just wondering when to evoke the 3 "s" :unsure:
 
the appraiser should condition the appraisal on the smoker moving!

Geez...what next?
