All fireplaces are not alike - to arbitrarily treat them all of the alike could be compared to treating Miss Universe the same way you treat Miss Vacant Lot of the World.

exactly. i did a new construction last year with one of those 2 sided see through glass wall fireplaces. if they and lots of others in the community were willing to pay $8,000 for it then they must all have really liked it. and since no one NEEDS a fireplace in Phoenix everyone who buys one did so because the like it and want it.
 
$8,000 of like for that? Not here. :shrug:

Ours is old school brick from the '50's. Chimney sweep cleaned and said it was good after we bought the place.
Have had 1 fire in 7 years, it was good. The house smelled like smoke until it was cleaned out.
Our decision is we keep some wood around in case of power out and it's cold.
Otherwise it is essentially decorative. We may run the electric firelog thing my wife the heretic bought. :leeann2:
 
Most of my homes had fireplaces and we used them a lot. Which translates to I split wood, I hauled wood, I cleaned the Fireplace, and I kept the fire going. After I refused to do it any more unless I got some help, it suddenly wasn't so important any more to anyone: a lot like the garden. I consider it in the quality grade but not as a line item.
 
Several times I tried to do MLR on fireplaces of apparent similarity - wood and gas log. Using dummy (0,1) nothing rational fell out. You might get -15,000 or 12000, or about double actual cost.
 
I bought a $250 electric FP from ebay. Instantly added $1500 to my homes value. Now I can get that refi money.
 
I did a large multiple regression analysis on the west side of Las Vegas. Fireplaces had a negative effect on value of about $1,000. I think it has something to do with some ethnic groups not wanting houses with fireplaces.
