Fireplace included in total gross area?

I usually don't include the fireplace that stick out exterior in my total gross area.
Should I include it since I measured it?
 
I needed all the extra footage to try to match public records and I included the fireplaces.

No, It can't be that big anyway.
If it is interior with no exterior chimney, then I leave it in.

"Trying to match public records" is not an acceptable method of measuring an improvement. If you measure to a standard such as ANSI then state the standard somewhere in your Scope of Work, if you just "intuition" your own standards then prominently state that as well.
 
I notice from other appraisal reports, they have wrong dimensions and shapes to "force" their measurements to match the public records.
I don't make up figures but try to get my measurements as close to public records. There are ways.
I do it with justification. By including the fireplaces in my sketch, my gross area looks much better than without them.

"Sigh". Too many things wrong with that statement to delve into it this evening.
