Fireplace included in total gross area?

The appraisal is for the client/lender not for the homeowner but sometimes they think Zillow is correct.
Whenever I find a significant discrepancy between my square footage and public records, I put disclaimers on my sketch. Hope owner sees that.

YOU R correct, interior fireplaces within the interior of a house would/could be included in GLA
and NOT because it's a heat source.

My subject has fireplaces protruding from exterior. You're worse than me in assuming things.
I was making a point that fireplaces can be heating source.

OK then. YEP fireplaces have always been considered a heat source.
