The category exists to provide AMCs with a large pool of easily replaceable people who will work cheaply. I understand the average fee for a PDR collection, depending on whether they are exterior only or go inside, ranges between $75 and $125.
 
Indeed, 5 hours might be all it takes to instruct a person how to walk around a property and take rote photos and check boxes and use an app that scans the rooms to produce a floor plan. How does that stack up against the training an appraiser gets by going on inspections for two years under the supervision of a mentor, and then taking additional hours or coursework throughout their career on construction and the Cost approach, and interacting with builders and contractors over a period of years? I suppose we can sign up for the McIksok class to finally become the equals of the non-appraiser PDR collectors.
